I will sell at public auction to highest bidder at County Court House on 01/02/2024 at 11:00 a.m. the following property: ALL that certain piece, parcel or tract of land situate, lying and being in the State of South Carolina, County of Greenville, being show and designated as Lot No 8 on a plat entitled Revis Fall-Phase I prepared by Power Engineering Co, Inc. dated September 23 2999 revised January 20, 2000 and recorded in the RM Office for Greenville County, SC in Plat Book 41-N at page 19. Reference is hereby made to said plat for a more complete metes and bounds description. This being the same property conveyed to Claudette Browning by deed of Grace Unlimited International Inc. dated November 6, 2015 and recorded November 30, 2015 in Book 2477, Page 4540 in the Office of the ROD for Greenville County, South Carolina. This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: SUBJECT TO ASSESSMENTS, GREENVILLE COUNTY TAXES, EXISTING EASEMENTS, EASEMENTS AND RESTRICTIONS OF RECORD, AND OTHER SENIOR ENCUMBRANCES. SPECIFICALLY, THIS SALE IS SUBJECT TO A SENIOR MORTGAGE HELD BY MERS FOR CTX MORTGAGE COMPANY, LLC RECORDED IN BOOK 3608 AT PAGE 1685.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 8.75%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements: NOTICE: The foreclosure deed is not a warranty deed. Interested bidders should satisfy themselves as to the quality of title to be conveyed by obtaining an independent title search prior to the foreclosure sale date.

Bidding will not remain open after the sale.
