I will sell at public auction to highest bidder at County Court House on 08/03/2026 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land situate, lying and being on the Northeast side of Bates Avenue near the City of Greenville, County of Greenville, State of South Carolina, being known and designated as Lot No. 35 on plat of Skyland Park made by Dalton & Neves, engineers, March 1941, recorded in the RMC Office for Greenville County, South Carolina in Plat Book L at Page 41, and having according to said plat, the following metes and bounds, to-wit: Beginning at an iron pin on the Northeast side of Bates Avenue joint front corner of Lots No. 35 & 36 and running thence with the line of Lot No. 36 N 49-16 E 143.4 feet to an iron pin, thence S. 47-00 E 40 feet to an iron pin, thence with the line of Lot No. 34, S 44-43 W 147.3 feet to an iron pin on the Northeast side of Bates Avenue; thence with Bates Avenue along a curved line to an iron pin, the chord of which is N. 41-25 W 52 feet to the beginning corner. This being the same property conveyed to Zackary R. Johnson, Sr. and Sandra O. Johnson, as Trustees of the Zackary and Sandra Johnson Family Living Trust, executed June 22, 2021 by deed of Zackary R. Johnson and Sandra O. Johnson, dated and recorded June 22, 2021 in Deed Book 2627 at Pages 3175-3177 in the Office of the Register of Deeds for Greenville County, State of South Carolina. There after Zackary R. Johnson, Sr. and Sandra O. Johnson, as Trustees of the Zackary and Sandra Johnson Family Living Trust, executed June 22, 2021 conveyed said property to SH Cousins LLC, a Wyoming Limited Liability Company by deed dated August 12, 2024 and recorded on August 19, 2024 in Book 2728, Page 0793 in the Greenville County Register of Deeds. The total judgment debt set forth in the Order is $348,376.52.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
