I will sell at public auction to highest bidder at County Court House on 06/01/2026 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Greenville, being shown and designated as Unit #54, Building 11 of The Townes at Edwards Mill as shown on plat thereof recorded in Plat Book 48-B at Page 56 and recorded in the Master Deed in Book 2080 at Page 1829 and having, according to said plat, metes and bounds as shown thereon. This being the same property conveyed to Tracy Aileen King by that Deed of Taiyebeh Biglou Mohammad dated April 6, 2022 and recorded April 7, 2022 in the Greenville Country Register of Deeds Office at Deed Book DE 2653 at Page 5389. This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.
This property will be sold subject to the following mortgage(s)/ senior encumbrances: This sale shall be subject to a senior mortgage first held by Mortgage Electronic Registration Systems. Inc. dated January 13, 2022 and recorded on January 20, 2022 in the Greenville County Register of Deeds Office at Book MO 5671 at Pages 2528 through 2539. An assignment of mortgage was recorded on September 26, 2024 in the Greenville County Register of Deeds Office at Book MO 5792 at Page 1406, assigning the mortgage to Servbank, SB. A subsequent assignment of mortgage was recorded on February 18, 2026 in the Greenville County Register of Deeds Office at Book MO 5859 at Page 3281, assigning the mortgage to Lakeview Loan Servicing, LLC. This sale is also subject to a partial claim mortgage held by the Secretary of Housing and Urban Development dated March 24, 2025 and recorded April 10, 2025 in the Greenville County Register of Deeds Office at Book MO 5816 at Pages 1120 through 1125.
The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 6.0%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Terms of sale: Purchaser to pay for any statutory commission on sale from the proceeds of the final bid amount. Purchaser to pay for deed preparation, costs of recording the deed, and Transfer taxes on the deed.
