I will sell at public auction to highest bidder at County Court House on 06/01/2026 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Greenville, being shown and designated as Lot 63 on a survey prepared for Hampton Townes by 3D Land Surveying, Inc., recorded December 3, 2019 recorded in the Office of the Register of Deeds for said County in Plat Book 1354, at Page 45 and revised and recorded July 21, 2020 in Plat Book 1372 page 68; reference to said plat being hereby made for a more complete metes and bounds description thereof. This being the same property conveyed to Jennifer Ann Boitano by that Deed of NVR, Inc. dated April 6, 2022 and recorded April 7, 2022 in the Greenville Country Register of Deeds Office at Deed Book DE 2653 at Page 5389. TMS map: B011.02-01-063.00

This property will be sold subject to the following mortgage(s)/ senior encumbrances: This sale shall be subject to a senior mortgage first held by Mortgage Electronic Registration Systems. Inc. dated April 7, 2022 and recorded on April 7, 2022 in the Greenville County Register of Deeds Office at Book MO 5685 at Pages 3608 through 3619. An assignment of mortgage was recorded on December 9, 2022 in the Greenville County Register of Deeds Office at Book MO 5718 at Page 1791, assigning the mortgage to Flagstar Bank, N.A. A subsequent assignment of mortgage was recorded on December 2, 2024 in the Greenville County Register of Deeds Office at Book MO 5800 at Page 3304, assigning the mortgage to Nationstar Mortgage LLC. This sale is also subject to a partial claims mortgage held by the Secretary of Housing and Urban Development dated August 22, 2023 and recorded September 11, 2023 in the Greenville County Register of Deeds Office at Book MO 5748 at Pages 3630 through 3635. This sale is also subject to a partial claim mortgage held by the Secretary of Housing and Urban Development dated December 14, 2024 and recorded December 26, 2024 in the Greenville County Register of Deeds Office at Book MO 5803 at Pages 4144 through 4149.
The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 12.0%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Terms of sale: Purchaser to pay for any statutory commission on sale from the proceeds of the final bid amount. Purchaser to pay for deed preparation, costs of recording the deed, and Transfer taxes on the deed.
