I will sell at public auction to highest bidder at County Court House on 11/03/2025 at 11:00 a.m. the following property: All that piece, parcel or tract of land situate, lying and being in Bates Township, Greenville County, State of South Carolina, on the east side of US Highway No. 276 (a/k/a Geer Highway), and having according to a plat of survey of the property of Clyde C. Bates made by Terry T. Dill, Surveyor, the following courses and distances, to wit: Beginning at an iron pin on the southeast corner of the intersection of US Highway No. 276 and an unnamed county road and running with right of way of said county road N 42-11 E 268 feet to an iron pin; thence S 51-30 E 479 feet to a iron pin; thence S 78-15 E 506 feet to an iron pin on Peddycord corner; thence S 32-52 W 631 feet to an iron pin on Looper line; thence N 79-00 W 643.6 feet to the right of way of US Highway 276; thence following said right of way N 2-30 E 200 feet, N 33-33- W 200 feet; thence N 14-45 W 191.2 feet to the point of beginning, containing 12.3 acres, more or less. This being the same property conveyed to Lee Vining and Teresa Vining by deed from Geer Properties, LLC dated February 19, 2016 and recorded February 23, 2016 in the office of Register of Deeds for Greenville County in Book 2482 at Page 4115.TMS map: 0505.02-01-008.00

This property will be sold subject to the following mortgage(s)/ senior encumbrances: The Subject Property is subject to a valid First lien mortgage from Lee Vining and Teresa Vining to Mortgage Electronic Registration Systems, Inc. as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans dated February 19, 2016 and recorded February 23, 2016 in the Greenville County Office of the Register of Deeds in Book 5327 at Page 5067, which was subsequently modified by Loan Modification Agreement recorded in Book 5656 at Page 2981 and assigned to PennyMac Loan Services, LLC by assignment recorded February 16, 2024 in Book 5765 at Page 466
The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 12.00%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
