I will sell at public auction to highest bidder at County Court House on 05/04/2026 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Greenville, in that section known as SANS SOUCI, about three miles north of the City of Greenville, and being more particularly described as follows: BEGINNING at an iron pin on the north side of a 6 foot sidewalk running along Blue Ridge Drive at its intersection with a 6 foot sidewalk running along the eastern side of Belmont Avenue; thence along the northern side of the sidewalk on Blue Ridge Drive, N. 87-35 E., 75 feet to an iron pin; thence N. 6-50 W., 154 feet to an iron pin in the middle of Lot No. 29, facing Rogers Avenue; thence along the rear line of Lots Nos. 28 and 29, facing Rogers Avenue, S. 83-55 W., 75 feet to an iron pin rear corner of Lot No. 28 on 6 ft. sidewalk on the eastern side of Belmont Avenue; thence with said sidewalk along Belmont Avenue, S. 5-50 E., 149 feet to the beginning corner. See also that plat entitled "Survey for Michael S. Gambrell and April D. Duncan," dated April 14, 2005, prepared by Chapman Surveying Co. Inc., recorded in the RMC office for Greenville County in Plat Book 49-Y at Page 97, and having, according to said plat, such metes and bounds as appear thereon. Please note that the above legal description has been modified to add reference to the 2005 plat of the subject property. This being the same property conveyed to Michael S. Gambrell and April D. Duncan, as joint tenants with right of survivorship and not as tenants in common, by deed of Lisa S. Allender dated June 17, 2005 and recorded June 22, 2005 in Book 2151 at Page 229 in the Office of the Clerk of Court/Register of Deeds for Greenville County. TMS map: 0167.00-06-027.00

The total judgment debt set forth in the Order is $86,506.13.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 6.490%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
