I will sell at public auction to highest bidder at County Court House on 06/02/2025 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land, situate, lying and being in the State of South Carolina, County of Greenville, being shown and designated as LOT 187 as shown on plat entitled WARRENTON, PHASE IIC, prepared by Wooten Surveying Company, dated October 29, 2002, revised and recorded April 30, 2003 in the RMC Office for Greenville County, SC in Plat Book 46-Y, at Page 12. Reference is hereby made to said plat for a more complete metes and bounds description thereof. This being the same property conveyed to Clifford D. Yoshida and Sandra Cummings Yoshida by deed of MDC Homes - Greenville, LLC dated December 29, 2003 and recorded December 30, 2003 in Deed Book 2069 at Page 503.Thereafter, upon information and belief, Sandra Cummings Yoshida passed on February 16, 2010 leaving the Property to her heirs, namely Clifford D. Yoshida, Alexander Hunter Yoshida, Cindy Mann Durham and Lisa Skok. Thereafter, upon information and belief, Clifford Dale Yoshida passed on April 23, 2024 leaving the Property to his heirs, namely Chris Yoshida and Alexander Yoshida. TMS map: 0539.41-01-042.00

The total judgment debt set forth in the Order is $91,951.43.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 5.75%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
Additional Bidder Requirements: Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order.
Bidding will not remain open after the sale.
