I will sell at public auction to highest bidder at County Court House on 09/02/2025 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land in the Town of Simpsonville, County of Greenville, State of South Carolina, on the northerly side of Newgate Drive, being shown and designated as Lot No. 91, on plat of Section III, Bellingham, recorded in the RMC Office for Greenville County, SC, in Plat Book 4X at Page 89, reference is hereby made to the above mentioned plat for a complete metes and bounds description thereof. This being the same property conveyed to Angel Cruz and Vicky Cruz, their heirs, successors and assigns forever by deed of Isabelle H. Johnson dated August 16, 2017 and recorded August 17, 2017 in Book 2519, Page 2179, in the Register of Deeds for Greenville County, South Carolina. TMS map: 0300.01-01-134.00

The total judgment debt set forth in the Order is $159,189.83.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 7.5%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
