Watson, recorded in the ROD Office for Greenville County, South Carolina in Plat Book E at Page 291, and being further shown as that certain parcel containing 26,442 square feet, more or less, on a more recent survey entitled "Survey for Jeff Thomas," prepared by Plumblee Surveying, Inc., dated January 5, 2000, recorded March 20, 2000 in the ROD Office for Greenville County, South Carolina in Plat Book 41-V at Page 7. Reference to said latter plat is hereby made for a more detailed metes and bounds description thereof. THIS being the same property conveyed to the Grantor herein by deed of Jeff Thomas dated May 23, 2000 and recorded May 24, 2000 in the ROD Office for Greenville County, South Carolina in Deed Book 1912 at Page 1089. TMS#: 0030.00-01-003.00 Property Address: 118 James Street, Greenville, SC 29609 PARCEL 2: ALL that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Greenville, being shown and designated as Lot 8, containing 964 square feet, more or less, on a final plat entitled "West Stone Avenue," prepared by Fant Reichert & Fogleman, Inc. dated December 9, 2020 and recorded March 11, 2021 in the ROD Office for Greenville County, South Carolina in Plat Book 1392 at Page 19. Reference to said plat is hereby made for a more detailed metes and bounds description thereof. THIS being the same property conveyed to the Grantor herein by deed of One21 Townhomes, LLC, a South Carolina Limited Liability Company F/K/A Westone Station, LLC dated May 24, 2021 and recorded May 24, 2021 in the ROD Office for Greenville County, South Carolina in Deed Book 2624 at Page 5566. TMS#: 0009.00-04-021.08 Property Address: 121 W. Stone Avenue, Unit 14, Greenville, SC 29609TMS map: 0030.00-01-003.00 and 0009.00-04-021.08

The total judgment debt set forth in the Order is $9,617,824.95.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.
This property will be sold subject to the following mortgage(s)/ senior encumbrances: Mortgage Electronic Registration Systems, Inc. (MERS) as mortgagee as nominee for United Wholesale Mortgage and Southern First Bank
The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 11.5%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
Additional Bidder Requirements:
Bidding will not close on sales day, but will remain open for a period of 30 days to close on 07/02/2025 at 11:00 A.M. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE DEFICIENCY UP TO AND INCLUDING THE DATE OF THE SALE.
