I will sell at public auction to highest bidder at County Court House on 04/07/2025 at 11:00 a.m. the following property: All that parcel of land in Greenville County, State of South Carolina, as described in Deed Book 1878, page 109, ID# 0376.00-01-039.00, being known and designated as: Lot No. 8 on Plat of Park Lane Terrace made by Pickell and Pickell, Engineers, dated October 1957, recorded in the RMC Office for Greenville County, SC, in Plat Book MM at Page 47, reference to which is hereby craved for the metes and bounds thereof. More commonly known as: 16 Whiller Drive Greenville SC 29605. Being the same property conveyed to Earline Mae Richardson by Deed of Distribution from the Estate of Bennie Lee Richardson, dated October 8, 1999 and recorded November 8, 1999 in Deed Book 1878 at Page 109; thereafter, upon information and belief, Earline Mae Richardson passed on January 10, 2017 leaving the Property to her heirs, namely Mary Jenkins, Charles Jenkins, and Michael Jenkins; thereafter, upon information and belief, Charles Jenkins aka Charles Ray Jenkins passed on July 24, 2020, leaving the Property to his heirs, namely Duriel Jenkins and Charmar Jenkins. The total judgment debt set forth in the Order is $24,250.27.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 3.6250%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
Additional Bidder Requirements: Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order.
Bidding will not remain open after the sale.
