I will sell at public auction to highest bidder at County Court House on 09/03/2024 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Greenville, on the eastern side of Smith Hines Road, being shown and designated as Lot 3, containing 1,009 square feet, more or less, of Madison Park on a final plat entitled "Madison Park", prepared by Fant, Reichert, & Fogleman, Inc., dated November 20, 2020 and recorded on December 15, 2020 in the Office of the Register of Deeds for Greenville County, South Carolina in Plat Book 1385 at Page 38. This being the same property conveyed to Johnny Hoang Nguyen herein by deed of Madison Park Homes, LLC dated March 15, 2021 and recorded March 16, 2021 in the Office of Register of Deeds for Greenville County in Book 2618 at Page 4575.TMS map: 0547.19-01-003.00

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 3.125%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
