I will sell at public auction to highest bidder at County Court House on 08/05/2024 at 11:00 a.m. the following property: ALL THAT CERTAIN piece, parcel or lot of land, together with any and all improvements thereon, situate, lying and being in the City of Greenville, County of Greenville State of South Carolina, being situate on the northwestern side of McAdoo Avenue, being known and designated as Lot 83 on plat of GLENN GROVE PARK, recorded in Plat Book F at Page 233, in the Office of the Register of Deeds for Greenville County, South Carolina, said plat being specifically incorporated herein by reference and craved for a metes and bounds description thereof. THIS being the same property conveyed unto Philip Clark and June R. Granger by virtue of a Deed from Devin L. Dixon dated March 28, 2007 and recorded March 30, 2007 in Book DE 2259 at Page 1075 in the Office of the Register of Deeds for Greenville County, South Carolina. THEREAFTER, Philip Alan Clark's interest in the subject property was conveyed unto Nathaniel Granger by Nathaniel Granger, as Personal Representative of the Estate of Philip Alan Clark, (Estate # 2020-ES-23-02690), pursuant to the probate of said Estate, and by virtue of a Deed of Distribution dated August 23, 2021 and recorded October 6, 2021 in Book DE 2637 at Page 2840 in the Office of the Register of Deeds for Greenville County, South Carolina.TMS map: 196.00-08-012.00

The total judgment debt set forth in the Order is $76,017.12.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 6.375%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
