I will sell at public auction to highest bidder at County Court House on 04/01/2024 at 11:00 a.m. the following property: ALL THAT CERTAIN PIECE, PARCEL, OR UNIT SITUATE, LYING AND BEING IN THE STATE OF SOUTH CAROLINA, COUNTY OF GREENVILLE, BEING SHOWN AND DESIGNATED AS UNIT 804, BUILDING F, OF PARKVIEW CONDOMINIUM HORIZONTAL PROPERTY REGIME (F/K/A PARKTOWNE CONDOMINIUM PROPERTY REGIME) AS DESCRIBED IN THE MASTER DEED OF PARKTOWNE CONDOMINIUM PROPERTY REGIME RECORDED IN THE ROD OFFICE FOR GREENVILLE COUNTY ON AUGUST 10, 2005, IN BOOK 2159 AT PAGE 1129; AND THAT CERTAIN FIRST AMENDMENT TO THE MASTER DEED FOR PARKTOWNE CONDOMINIUM PROPERTY REGIME RECORDED IN SAID ROD OFFICE ON APRIL 11, 2006, IN BOOK 2199 AT PAGE 1098; AND THE SECOND AMENDMENT TO THE MASTER DEED CHANGING THE NAME OF THE DEVELOPMENT TO PARKVIEW CONDOMINIUM HORIZONTAL PROPERTY REGIME RECORDED IN SAID ROD OFFICE ON NOVEMBER 20, 2007, IN BOOK 2301 AT PAGE 472. SAID UNIT FURTHER SHOWN ON A SURVEY ENTITLED " FIRST STORY FLOOR PLANS OF PARKTOWNE ESTATES" PREPARED BY LANGFORD LAND SURVEYING DATED JULY 17, 2007, AND RECORDED ON NOVEMBER 20, 2007, IN SAID ROD OFFICE IN BOOK 1055 AT PAGE 20. THIS UNIT IS ONE AND THE SAME AS 107 SILVER BROOK DRIVE. REFERENCE IS HEREBY MADE TO THE MOST RECENT SURVEY FOR A MORE COMPLETE AND ACCURATE METES AND BOUNDS DESCRIPTION THEREOF. THIS CONVEYANCE IS SUBJECT TO ALL THE TERMS AND CONDITIONS OF THE MASTER DEED OF PARKTOWNE CONDOMINIUM PROPERTY REGIME AND ANY RECORDED AMENDMENTS THEREOF. THIS BEING THE SAME PROPERTY CONVEYED TO JESSICA SPURGEON BY DEED OF CHRISTOPHER R. BECKMAN DATED AUGUST 28, 2020 AND RECORDED AUGUST 31, 2020 IN BOOK 2602 AT PAGE 2219 IN THE OFFICE OF THE REGISTER OF DEEDS FOR GREENVILLE COUNTY, SOUTH CAROLINA. TMS map: 0316010104100

The total judgment debt set forth in the Order is $89,756.98.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: None

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 2.875%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements:

Bidding will not remain open after the sale.

Terms of sale - cash; purchaser to pay for deed and stamps.

Additional Terms of sale: In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.

Attention is drawn to the Court Order on file with the Clerk of Court for Greenville County. The terms and conditions of the actual Court Order, to the extent of any inconsistencies, control over any terms or conditions contained in the Notice of Sale.
