I will sell at public auction to highest bidder at County Court House on 05/06/2024 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Greenville, and being shown and designated as Lot No. 49 on a plat for River Valley, Section 1, Map 3, dated November 12, 2000, by Carolina Surveying and Mapping, and recorded June 6, 2001 in Plat Book 44-B at Page 27 in the ROD Office for Greenville County. Reference being hereby made to said plat for a more complete description as to metes and bounds. This is the same property conveyed to Frankie N. Ledbetter and Saundra L. Ledbetter by deed of Betty A. Hinton, dated February 21, 2007, and recorded February 23, 2007, in the Office of the RMC for Greenville County in Deed Book 2253 at page 865. Thereafter the property was conveyed to Frankie N. Ledbetter by deed of Saundra L, Ledbetter dated May 16, 2019 and recorded June 6, 2019 in the Office of Register of Deeds for Greenville county in Book 2567 at Page 4293.TMS map: 0509060101700

The total judgment debt set forth in the Order is $96,227.76.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 5.00%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
