I will sell at public auction to highest bidder at County Court House on 05/06/2024 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Greenville, shown and designated as Lot 2 on a plat of Glendale Heights Addition prepared by J. Mac Richardson, RLS, dated June 16, 1958, and recorded in the RMC Office for Greenville County in Plat Book QQ at Page 13B. Said plat is incorporated herein by reference and made a part hereof for a more complete and accurate description. DERIVATION: This being the property conveyed to Lewis E. Boyd by deed of Southern Bank & Trust Company, as Administrator cum testamento annexo of the Estate of Charles J. Peterson, dated September 27, 1972, and recorded September 28, 1972, in the RMC Office for Greenville County in Deed Book 956 at Page 398. TMS map: WG01040110900

The total judgment debt set forth in the Order is $50,949.01.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: NA

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 5.375%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements:

Bidding will not close on sales day, but will remain open for a period of 30 days to close on 06/05/2024 at 11:00 A.M. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE DEFICIENCY UP TO AND INCLUDING THE DATE OF THE SALE.

Terms of sale - cash; purchaser to pay for deed and stamps.

Additional Terms of sale: If Plaintiff or its representative does not appear at the scheduled sale of the above-described property, then the sale of the property will be null, void and of no force and effect. In such event, the sale will be rescheduled for the next available sales day.

Attention is drawn to the Court Order on file with the Clerk of Court for Greenville County. The terms and conditions of the actual Court Order, to the extent of any inconsistencies, control over any terms or conditions contained in the Notice of Sale.
