F. WEBB, RLS, DATED JUNE 1960, AND RECORDED IN THE REGISTER OF DEEDS FOR GREENVILLE COUNTY, SOUTH CAROLINA IN PLAT BOOK QQ AT PAGE 173, AND BEING MORE RECENTLY SHOWN ON PLAT ENTITLED PROPERTY OF GREGORY C. HELVEY AND TRACY A. HELVEY MADE BY R. B. BRUCE, RLS, RECORDED DECEMBER 28, 1990, IN THE REGISTER OF DEEDS FOR GREENVILLE COUNTY, SOUTH CAROLINA IN PLAT BOOK 14-X AT PAGE 38; REFERENCE TO WHICH IS HEREBY CRAVED FOR THE COMPLETE METES AND BOUNDS DESCRIPTION THEREON. THIS BEING THE SAME PROPERTY CONVEYED TO EMMA SHARPER BY QUIT CLAIM DEED OF JANIS MARIE SHARPER AKA JANICE MARIE MUHAMMED AKA JANYCE MUHAMMED, ERICA SHARPER AKA ERICA D. SHARPER AND DEIDRE S. SUBSEQUENTLY, EMMA SHARPER DIED TESTATE ON MARCH 12, 2022 LEAVING THE SUBJECT PROPERTY TO HER HEIRS OR DEVISEES, NAMELY, JANYCE M. GRIGGS, DEIDRE L. EPPS AND ERICA D. SHARPER, AS IS MORE FULLY PRESERVED IN THE PROBATE RECORDS FOR GREENVILLE COUNTY, IN CASE NO. 2022ES2301260. TMS map: M004030104700

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 5%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Bidding will not remain open after the sale.

Terms of sale - cash; purchaser to pay for deed and stamps.

Additional Terms of sale: Neither the Plaintiff no its counsel make representations as to the integrity of the title or the fair market value of the property offered for sale. Prior to bidding, you may wish to review the current state law or seek the advice of any attorney licensed in South Carolina. In the event an agent of the Plaintiff does not appear at the time of sale. The within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.

Attention is drawn to the Court Order on file with the Clerk of Court for Greenville County. The terms and conditions of the actual Court Order, to the extent of any inconsistencies, control over any terms or conditions contained in the Notice of Sale.
