I will sell at public auction to highest bidder at County Court House on 05/06/2024 at 11:00 a.m. the following property: Being all of that certain piece, parcel or tract of land, with any improvements thereon, lying, being and situate in the County of Greenville, Greenville Township, State of South Carolina, being shown and designated as LOT 31 on plat of Cordell Subdivision No. 10 by C.C. Jones in December, 1952 and recorded in the ROD Office for Greenville County in Plat Book BB Page 84; said plat is incorporated herein by reference for a more complete metes and bounds description.TMS map: 0240040102600

The total judgment debt set forth in the Order is $150,049.56.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: None

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 4.00%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements: Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order.

Bidding will not close on sales day, but will remain open for a period of 30 days to close on 06/05/2024 at 11:00 A.M. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE DEFICIENCY UP TO AND INCLUDING THE DATE OF THE SALE.
