I will sell at public auction to highest bidder at County Court House on 07/01/2024 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land, together with improvements thereon, situate, lying and being in the County of Greenville, State of South Carolina, being shown and designated as Lot 74, University Park on a plat prepared for Property of William S. H. Piper by Dalton & Neves, dated November 1946, and recorded in the Office of the Register of Deeds for Greenville County in Plat/Record Book P at Page 127. Being more particularly shown and delineated on a plat prepared for James D. Tooley & Carol P. Tooley by Richard D. Wooten, Jr. SCRLS, dated October 31, 1988 and recorded in Plat/Record Book 16-J at Page 77. Reference to said latter plat is made for a more complete and accurate description. This being the same property conveyed to 2802 Montgomery Ave LLC by deed of 116 Andrews St, LLC and Robert A. Clifford, II dated October 26, 2021 and recorded November 12, 2021 in Book 2640 at Page 5974 in the Office of the Clerk of Court/Register of Deeds for Greenville County. TMS map: 0274.03-01-025.00

The total judgment debt set forth in the Order is $1,264,718.45.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: NONE

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 5.50%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
