I will sell at public auction to highest bidder at County Court House on 08/05/2024 at 11:00 a.m. the following property: ALL that certain piece, parcel, or lot of land, in the County of Greenville, State of South Carolina, on the northerly side of Lanewood Drive, being shown and designated as Lot No. 46 on Plat of Pineforest, recorded in the RMC Office for Greenville County, S.C., in Plat Book "QQ" at Pages 106 and 107, and having, according to said plat, the following metes and bounds, to-wit: BEGINNING at an iron pin on the northerly side of Lanewood Drive, joint front corner of Lots Nos. 45 and 46, and running thence with the joint lines of said lots, N. 26-30 W. 138 feet to an iron pin; thence running N. 63-30 E. 100 feet to an iron pin at joint rear corner of Lots Nos. 46 and 47; thence running with the joint lines of said lots S. 26-30 E. 138 feet to an iron pin on the northerly side of Lanewood Drive; thence running with the northerly side of Lanewood Drive, S. 63-30 W. 100 feet to the point of beginning. This being the same property conveyed to Jerry L. Hagan and Jean S. Hagan by deed pf Balentine Brothers Builders, Inc. dated December 7, 1970 and recorded December 7, 1970 in Book 904 at Page 151; thereafter, the property was conveyed to George W. McNeill by deed of Jerry L. Hagan dated September 28, 1976 and recorded October 8, 1976 in Book 1044 at Page 258; thereafter, a one-half interest in the subject property was conveyed to Beverly Jean McNeill by deed of George W. McNeill dated February 5, 1991 and recorded March 4, 1991 in Book 1428 at Page 299; thereafter, a one-half interest in the subject property was conveyed to George W. McNeill by deed of Beverly Jean McNeill dated December 22, 1998 and recorded January 8, 1999 in Book 1811 at Page 399; all aforementioned deeds being recorded in the Office of the Clerk of Court/Register of Deeds for Greenville County. Subsequently, George W. McNeill a/k/a George Wallace McNeill died intestate on February 5, 2023, leaving the subject property to his heirs, namely Jean Styles McNeill a/k/a Beverly Jean McNeill a/k/a Jean S. Hagan; Phyllis A. Hendricks; and Judy Lynn McNeill a/k/a Judy Lynn Burrell a/k/a Judy L. Dalton, as shown in Probate Case No. 2023-ES-23-01264. Thereafter, Phyllis A. Hendricks was appointed as Personal Representative of the Estate of George W. McNeill a/k/a George Wallace McNeill (Probate Case No. 2023-ES-23-01264). Subsequently, George W. McNeill a/k/a George Wallace McNeill died intestate on or about 02/05/2023, leaving the subject property to his/her heirs, namely Jean Styles McNeill a/k/a Beverly Jean McNeill a/k/a Jean S. Hagan; Phyllis A. Hendricks; and Judy Lynn McNeill a/k/a Judy Lynn Burrell a/k/a Judy L. Dalton, as shown in Probate Case No. 2023-ES-23-01264.TMS map: M009.04-14-009.00

The total judgment debt set forth in the Order is $88,615.49.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: NONE

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 6.875%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
