I will sell at public auction to highest bidder at County Court House on 06/03/2024 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Greenville, being show on plat prepared by John C. Smith, Surveyor, dated November 15, 1972, containing 2.19 acres, more or less, and having according to said plat, the following metes and bounds, to-wit. Beginning at a nail and cap in the center of a county road known as Carr Road, at the joint corner of this property and property of Paul Joseph and Marie S Johnson and running with the line of said property, South 19 Degrees 44 minutes West 280 feet to an iron pin thence turning and running, North 88 Degrees 32 minutes West 360 feet to a point thence turning and running, North 19 degrees 44 minutes East 280 feet to a point in the center of Carr Road, thence with the center of said Carr Road, South 88 degrees 32 minutes East 360 feet to the point of beginning. Less and except all that property conveyed to Jacqueline D. Muhammad from CarlF. Hood, dated 09/16/1994 recorded on 9/30/1994 in Book 1583 Page 449 described as all that piece, parcel or lot of land, shown and designated as a tract of 0.13 acres, more or less, on plat entitled Closing Survey of Jacqueline Muhammad, dated August 3, 1994 and having according to said plat the following metes and bounds to wit Beginning at a point in Carr Road, approximately 360 feet from Hood Road, and running thence along the centerline of Carr Road S 88-32-00 E 21.06 feet to a point, turning and running thence S 19-44-00 W 277.80 feet to a point turning and running thence S 27-47-54 E 2.04 feet to a point, turning and running thence N 88-32-00W 22.93 feet to an old iron pin on the joint line of property of Carl F. Hood and property now or formerly of Samuel Gilliam, turning and running thence along the joint line of Carl F. Hood and Samuel Gilliam, N 19-44-00 E 280 feet to a point in the center of Carr Road, the Point of Beginning. Being the same property conveyed by deed from Estate of Carl Foster Hood to Linda Joyce Hood, Jennifer Niccole Hood and Carleshia M. Hood, dated November 19, 2009 recorded on November 19, 2009 in Deed Book 2364 Page 5553. Being the same fee simple property conveyed by Quit Claim Deed from Carleshia Hood and Jennifer Hood to Linda J. Hood, dated December 3, 2009, recorded on December 3, 2009 in Deed Book 2365, Page 2384 in Greenville County Records, State of SC. Linda J. Hood died on May 10,2023. Probate has not been opened at this time. TMS map: 0594010103508

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
