I will sell at public auction to highest bidder at County Court House on 06/03/2024 at 11:00 a.m. the following property: All that certain piece, parcel or tract of land situate, lying and being in the County of Greenville, State of South Carolina, on the Southern side of Boswell Road and being shown and designated as Lot No. 3, containing 2.04 acres, more or less on plat entitled Foothills Estate prepared by Lindsey and Associates, dated August 12 1986, said plat being recorded in the R.M.C. Office for Greenville County in Plat Book 12- B at Page 91 and having such metes and bounds as shown thereon reference to said being made for a more complete description. This conveyance is subject to all restrictions, setback lines, roadways, easements, covenants, zoning ordinances, and rights-of-way, if any, appearing of record, on the premises or on the recorded plat, which affect the property hereinabove described. Being the same property conveyed by deed from Charles T. Bayne and Christopher Eugene Bayne to Wanda Sue Bayne dated 02/20/1990 recorded on 02/21/1990 in Book 1389, Page 503 in Greenville County Records, State of SC. Also being the same fee simple property conveyed by deed from Wanda Sue Bayne, as Special Conservator for Lisa Renee Bayne to Wanda Sue Bayne, dated 02/20/1990 recorded on 02/21/1990 in Book 1389, Page 504 in Greenville County Records, State of SC. The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 9.32%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
