I will sell at public auction to highest bidder at County Court House on 03/04/2024 at 11:00 a.m. the following property: Being shown as Lot No. 28 on a plat of Riverdale Subdivision, dated July 1967, prepared by Dalton and Neves, and recorded in the RMC Office for Greenville County in Plat Book KK at Page 107, and having, according to said plat, the following metes and bounds to wit: Beginning at an iron pin on the northern side of Riverdale Drive, as the joint from corner of Lots 27 and 28 and running thence with Lot No. 27, N. 9-09 W. 260.2 feet to an iron pin on the southern side of the Saluda River; thence with the traverse line of said river, N. 85-05 W. 103.1 feet to an iron pin at the joint rear corner of Lots 28 and 29; thence with the line of Lot No. 29, S. 09-09 E. 285 feet to an iron pin on Riverview Drive; thence with said line, N. 80-51 E. 100 feet to the point of beginning. _________________________________________ Please note that the above legal description has been modified to correct a minor, immaterial clerical error regarding a call of the metes and bounds description. This being the same property conveyed to Jack R. Hollingsworth and Ann B. Hollingsworth by deed of Raymond H. Lanford and Jimmie L. Lanford dated April 30, 1981 and recorded April 30, 1981 in Book 1147 at Page 0215 in the Office of the Clerk of Court/Register of Deeds for Greenville County. Subsequently, Jack R. Hollingsworth a/k/a Jack Richard Hollingsworth a/k/a Jack Richard Hollingsworth, Sr. died testate on or about January 3, 2019, leaving the subject property to his devisee, namely Ann B. Hollingsworth a/k/a Marjie Ann Hollingsworth a/k/a Marjie Ann Hollinsworth, as is more fully preserved in the probate records for Greenville County in Case No. 2019-ES-23-00194; also by that Deed of Distribution for Probate Case No. 2019-ES-23-00194, dated November 20, 2019 and recorded December 18, 2019, in Book 2583 at Page 2163 in the Office of the Clerk of Court/Register of Deeds for Greenville County.TMS map: 0239010901900

The total judgment debt set forth in the Order is $131,326.55.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: NONE

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 4.25%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
