I will sell at public auction to highest bidder at County Court House on 04/01/2024 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land located in the County of Greenville, State of South Carolina, and lying and being on the Southern side of Boling Road and being known and designated as Lot 117, Section II, Oakview Subdivision, according to a plat recorded in the RMC Office for Greenville County in Plat Book 4-R at Page 48; reference to said plat is hereby craved for a more complete metes and bounds description. This being the same property conveyed to Reajean King by deed of Secretary of Housing and Urban Development dated 11/23/1977, recorded 12/07/1977 in Vol 1069, Page 775, Greenville County Records, State of South Carolina. Also, this being the same property conveyed to Douglas R. Cohen and Reajean Cohen, F/K/A Reajean Holley, F/K/A Reajean King by Reajean Cohen, F/K/A Reajean Holley, F/K/A Reajean King by deed dated 09/10/1997 and recorded on 09/16/1997 in Book 1715, Page 229, Greenville County Records, State of South Carolina. Douglas Randolph Cohen died 2/13/2004. Probate was open in Case Number 2004-ES-23-00494, Greenville County, South Carolina. A Deed of Distribution was executed on 4/25/2005 conveying the property interest to Reajean H. Cohen aka Reajean Holley-Cohen. The Deed of Distribution was recorded on 4/25/2005, in Book 2140, Page 1861, Greenville County Records, South Carolina. The Deed of Distribution was re-recorded on 6/27/2005 in Book 2151, Page 1646, to add a grantee, Douglas Aubra Cohen. Also, this being the same property conveyed to Rejean H. Cohen by Douglas A. Cohen by deed dated 9/28/2011, recorded 9/29/2011 in Book 2394, Page 4026, Greenville County Records, State of South Carolina. TMS map: 034020103900

Holley FKA Reajean King and Douglas R. Cohen, dated September 26, 2000, in the original principal amount of $74,690.00, recorded in the Office of the Register of Deeds for Greenville County on October 2, 2000, in Book 3393, Page 1657, and assigned thereafter to The Bank of New York Mellon, as Trustee on behalf of the Registered Certificate holders of GSAMP Trust 2004-SEA2, Mortgage Pass-Through Certificates, Series 2004-SEA2 by virtue of that assignment recorded on June 21, 2011, in Book MO 5122, Page 1598

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 11%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
