I will sell at public auction to highest bidder at County Court House on 05/06/2024 at 11:00 a.m. the following property: All that certain piece parcel or lot of land, situate lying and bind in the State of South Carolina, County of Greenville and being shown and designated as Lot No. 135 on plat of Saddler’s Ridge, Phase 1, recoded in the RMC Office for Greenville County in Plat Book 25- Q at Page 82 and revised plat recorded in Plat Book 29-Y at Page 74; and having more recently shown on Survey for James A. and Kim H. Whitmire, dated July 23, 1997, prepared by T.H. Waljer, Jr., RLS and recorded in the RMC Office for Greenville County in Plat Book 35-Z at Page 3; reference is hereby made to said plats for a more detailed metes and bounds description thereof.TMS map: 0575100107800

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: Nationstar Mortgage, LLC Midland Credit Management Inc. Prisma Health f/k/a Greenville Health System and GHS Partners in Health, Inc.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 18%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements:

Bidding will not close on sales day, but will remain open for a period of 30 days to close on at 11:00 A.M. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE DEFICIENCY UP TO AND INCLUDING THE DATE OF THE SALE.
