I will sell at public auction to highest bidder at County Court House on 04/01/2024 at 11:00 a.m. the following property: ALL THAT CERTAIN PIECE, PARCEL OR LOT OF LAND SITUATE, LYING AND BEING IN THE STATE OF SOUTH CAROLINA, COUNTY OF GREENVILLE, BEING SHOWN AND DESIGNATED AS LOT 23 OF VIEW POINT PLACE SUBDIVISION ON A PLAT ENTITLED, "SURVEY FOR ANGELIA MARIE NEWSOME," DATED MAY 31, 1994, PREPARED BY LANDRITH SURVEYING, INC., AND RECORDED JUNE 2, 1994 IN THE ROD OFFICE FOR GREENVILLE COUNTY IN PLAT BOOK 27-Y, PAGE 28. REFERENCE TO SAID PLAT IS HEREBY MADE FOR A MORE COMPLETE DESCRIPTION THEREOF. THIS BEING THE SAME PROPERTY CONVEYED TO KYLE DEEDS AND JENNA DEEDS BY DEED OF JOHN D. NEWSOME AND ANGELIA MARIE NEWSOME, DATED AUGUST 4, 2016 AND RECORDED AUGUST 12, 2016 IN THE ROD OFFICE FOR GREENVILLE COUNTY IN DEED BOOK 2494 AT PAGE 694. SUBSEQUENTLY, KYLE DEEDS AND JENNA DEEDS CONVEYED THE SUBJECT PROPERTY TO KYLE A. DEEDS AND SALLY LOUISE DEEDS BY DEED RECORDED ON DECEMBER 18, 2018 IN BOOK 2554 AT PAGE 4221 IN THE GREENVILLE COUNTY RECORDS. TMS map: 0133000506500

The total judgment debt set forth in the Order is $147,814.50.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: n/a

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 6.250%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Terms of sale: Neither the Plaintiff no its counsel make representations as to the integrity of the title or the fair market value of the property offered for sale. Prior to bidding, you may wish to review the current state law or seek the advice of any attorney licensed in South Carolina. In the event an agent of the Plaintiff does not appear at the time of sale. The within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.

Attention is drawn to the Court Order on file with the Clerk of Court for Greenville County. The terms and conditions of the actual Court Order, to the extent of any inconsistencies, control over any terms or conditions contained in the Notice of Sale.
