I will sell at public auction to highest bidder at County Court House on 03/04/2024 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land, situate lying and being in the County of Greenville, State of South Carolina, on the northeastern side of Sumter Street, being shown and designated as Lot 2 on plat of Sumter Estates, Phase One dated August 31, 2000, prepared by Freeland & Associates, Inc., and recorded in the Office of the Register of Deeds for Greenville County, South Carolina in Plat Book 42-L, at Page 73, on June 15, 2000 and revised on plat of Sumter Estates, Phase Two dated August 22, 2001 prepared by Freeland & Associates, Inc., recorded in the Office of the Register of Deeds for Greenville County, South Carolina in Plat Book 44-B, at Page 99, on August 22, 2001. Reference to which plat is incorporated herein. This being the same property conveyed to Keith Fuller by deed of Deutsche Bank National Trust Company, as Trustee for Agent Securities Inc., Asset-Backed Pass-Through Certificates, Series 2004-W11, by Ocwen Loan Servicing, LLC as Attorney-in-fact dated April 5, 2017 in Record Book 2510 at Page 4935, in the Office of the Register of Deeds for Greenville County, South Carolina. The total judgment debt set forth in the Order is $76,426.07.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: None

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 10%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements:

Bidding will not close on sales day, but will remain open for a period of 30 days to close on at 11:00 A.M. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE DEFICIENCY UP TO AND INCLUDING THE DATE OF THE SALE.
