I will sell at public auction to highest bidder at County Court House on 03/04/2024 at 11:00 a.m. the following property: All that certain piece parcel or lot of land, together with any improvements thereon, situate, lying and being in the State of South Carolina, County of Greenville, Gantt Township, being known and designated as Lot No. 5 of a subdivision known as Roseman Heights, as shown on plat thereof recorded in the Office of the Register of Deeds for Greenville County, South Carolina in Plat Books T, at Page 473, and having according to said plat, the following metes and bounds, to-wit: Beginning at an iron pin on the northwest side of Terry Court at the joint front corner of the Lots Nos. 5 and 6 and running thence along the line of lot No. 6 N. 45-55 W. 199.5 feet to and iron pin; thence N. 44-05 E. 75 feet to an iron pin at the corner of Lot No. 4; thence with the line of said lot S. 45-55 E. 199.5 feet to an iron pin on the northwest side of Terry Court; thence with said Terry Court S. 44-55 W. 75 feet to the point of beginning. This being the same property conveyed to Fuller and Fuller Enterprises, LLC by deed of Eddie Jermaine Cheeks and Karis Cheeks NKA Karis Scott dated August 4, 2017 and recorded August 11, 2017 in Deed Book 2518, at Pages 5566 -5567 in the Office of Register of Deeds for Greenville County, South Carolina. The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 10%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Bidding will not close on sales day, but will remain open for a period of 30 days to close on at 11:00 A.M. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE DEFICIENCY UP TO AND INCLUDING THE DATE OF THE SALE.
