I will sell at public auction to highest bidder at County Court House on 07/01/2024 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land, with improvements thereon, situate, lying and being in the State of South Carolina, County of Greenville, being known and designated as Lot No. 94 on a plat entitled Stonehaven, Phase 2 - Sec. 2, prepared by Freeland Clinkscales and Associates, dated December 18, 1992, and recorded in the ROD Office for Greenville County, SC in Plat Book 30-R at Page 15. Reference to said plat is hereby made for a more complete metes and bounds description thereof. This being the same property conveyed to Andrea Loar by deed of Charles R. Loar dated August 1, 2019 and recorded August 8, 2019 in Deed Book 2572 at Page 3801 in the ROD office for Greenville County.TMS map: 0548.15-01-113.00

The total judgment debt set forth in the Order is $397,969.03.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: Spero Financial Federal Credit Union by virtue of that certain Senior Mortgage Lien found of record in Book 5312 at Page 0407, Greenville County Register of Deeds Office.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 3.875%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements:

Bidding will not close on sales day, but will remain open for a period of 30 days to close on 07/31/2024 at 11:00 A.M. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE DEFICIENCY UP TO AND INCLUDING THE DATE OF THE SALE.
