I will sell at public auction to highest bidder at County Court House on 04/01/2024 at 11:00 a.m. the following property: Manning Place Greenville County, South Carolina Beginning at a ½" rebar iron pin, said rebar being N 45-16-52 E 116.17 feet from a 1" crimped top iron pin on the eastern right-of-way of Chandler Road (a.k.a. Bright Road) said crimped top iron pin being the most western joint property corner of now or formerly H.M.R. Piedmont, L.L.C. property and now or formerly Mountain View Land Partnership, A South Carolina General Partnership, property, thence running along now or formerly H.M.R. Piedmont. L.L.C. property N 45-16-52 E 382.21 feet to a 1" crimped top iron pin, thence turning and running along now or formerly Greenville County School District property S 48-08-36 E 249.29 feet to a ½" rebar iron pin, thence along now or formerly Mountain View Partnership, A South Carolina General Partnership, property the following three (3) courses and distances: (1) S 45-04.04 W 380.74 feet to a ½" rebar iron pin, thence (2) around a curve to the left having a length of 86.95 feet, a radius of 60.00 feet, and a chord bearing and distance of N 56-21-11 W 79.54 feet to a ½" rebar iron pin, thence (3) N 44-49-36 W 172.36 feet to the point of Beginning and containing 95,755 square feet or 2.20 acres. Together with non-exclusive easement rights pursuant to: 1. Easement (Signage) by B S & L Land Partnership for the benefit of Assisted Living Concepts, Inc. as recorded in Book 1786, Page(s) 682 of the Greenville County Registry, reference being made to the records thereof for the full particulars. 2. Easement (Access and Utilities) by Mountain View Land Partnership for the benefit of Assisted Living Concepts, Inc. as recorded in Book 1786, Page(s) 692 of the Greenville County Registry, reference being made to the records thereof for the full particulars. 3. Easement (Access and Utilities) by B S & L Land Partnership for the benefit of Assisted Living Concepts, Inc. as recorded in Book 1786, Page(s) 702 of the Greenville County Registry, reference being made to the records thereof for the full particulars. Easement rights applicable only to that 2.20 acre tract described in easements 1, 2 and 3 above. This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: None

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 4%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements: The purchaser shall be required to pay for the preparation of the deed, the revenue stamps and any property taxes or assessments which are due and payable. The purchaser will be put into possession of the real property upon compliance with the terms of purchase.

Bidding will not close on sales day, but will remain open for a period of 30 days to close on 05/01/2024 at 11:00 A.M. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE DEFICIENCY UP TO AND INCLUDING THE DATE OF THE SALE.
