I will sell at public auction to highest bidder at County Court House on 12/04/2023 at 11:00 a.m. the following property: All that piece, parcel or lot of land, lying and being situate in the County of Greenville, State of South Carolina, being shown as Lot No. 15 on a plat entitled "Cedar Vale" recorded in the RMC Office for Greenville County, S.C. in Plat Book OOO at Page 13, and being shown on a more recent plat entitled "Survey for Rafael Delapaz and Ana Cardona," dated March 17, 1999, prepared by Landrith Surveying, Inc. and recorded in the RMC Office for Greenville County, S.C. in Plat Book 40-D at Page 42. Reference is hereby made to said plat for a more complete metes and bounds description. This being the same property conveyed to Rafael Delapaz and Ana Cordona by deed of James T. Batson, Jr. dated May 12, 1999 and recorded May 12, 1999 in Book 1838 at Page 87 in the Office of the Clerk of Court/Register of Deeds for Greenville County. TMS map: 0437.01-01-01600

This property will be sold subject to the following mortgage(s)/ senior encumbrances: This property will be sold subject to the applicable right of redemption of the United States of America.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 3.875%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
