I will sell at public auction to highest bidder at County Court House on 02/05/2024 at 11:00 a.m. the following property: All that certain piece parcel or lot of land situate, lying and being in the County of Greenville, State of South Carolina, being shown and designated as Lot No. 55, Freetown, Phase 4, containing 0.23 acres, more or less, on plat entitled “Survey for Aaron Chapman, Jr. and Patricia H. Chapman” prepared by Site Design, Inc. of date May 6, 2002 and recorded in Plat Book 45-5 at Page 39 in the Office of the Register of Deeds for Greenville County on June 6, 2002. Reference is made to aforesaid plat for a more full and accurate description as to metes and bounds, corners and distances. This is the same property conveyed to Patricia H. Chapman and Aaron Chapman, Jr. by Deed of the Greenville County Redevelopment Authority recorded in Deed Book 1997 at Page 1279 in the Office of the Register of Deeds for Greenville County dated May 31, 2002 and recorded June 6, 2002.TMS map: 234-6-4.5

The total judgment debt set forth in the Order is $38,753.40.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 6.5%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
