I will sell at public auction to highest bidder at County Court House on 04/01/2024 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land, together with improvements thereon, situate, lying and being in the County of Greenville, State of South Carolina, being shown and designated as Lot 47 on a FINAL PLAT OF PARKLAND GROUP DEVELOPMENT PHASE 1 MAP 3, prepared by 3D Land Surveying, dated October 19, 2020, last revised January 11, 2021, and recorded in the Office of the Register of Deeds for Greenville County in Book 1389 at Page 87. Reference is made to said plat for a more complete and accurate description. Be all measurements a little more or less. This being the same property conveyed to Clara M. Gary and Andre Gary, Jr. by deed of Stanley Martin Homes, LLC dated April 18, 2022 and recorded May 9, 2022 in Book 2656, Page 4789 in the Office of the Register of Deeds for Greenville County, South Carolina.TMS map: M012070103000

The total judgment debt set forth in the Order is $4,714.85.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: SUBJECT TO ASSESSMENTS, GREENVILLE COUNTY TAXES, EXISTING EASEMENTS, EASEMENTS AND RESTRICTIONS OF RECORD, AND OTHER SENIOR ENCUMBRANCES. SPECIFICALLY, THIS SALE IS SUBJECT TO A SENIOR MORTGAGE HELD BY MERS FOR FIRST HERITAGE MORTGAGE, LLC RECORDED IN BOOK 5690 AT PAGE 3766.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 16.00%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
