MCKISSICK ESTATE PREPARED BY WILL D. NEVES, DATED AUGUST 13, 1914, AND RECORDED IN PLAT BOOK L AT PAGE 127, OFFICE OF THE REGISTER OF DEEDS FOR GREENVILLE COUNTY. SAID PLAT IS INCORPORATED HEREIN BY THIS REFERENCE FOR A MORE COMPLETE AND ACCURATE DESCRIPTION THEREOF. THIS BEING THE SAME PROPERTY CONVEYED TO L.B. BURNETT AND ANDREA P. SMITH BY DEEDS OF MCLIMON & HILL, INC., DATED JANUARY 31, 1983, AND RECORDED FEBRUARY 7, 1983, IN BOOK 1182 AT PAGE 201, AND DATED FEBRUARY 24, 1984, AND RECORDED FEBRUARY 27, 1984, BOTH IN THE OFFICE OF THE REGISTER OF DEEDS FOR GREENVILLE COUNTY, SOUTH CAROLINA. THEREAFTER, L.B. BURNETT DIED ON JUNE 27, 1993, LEAVING HIS INTEREST IN THE SUBJECT PROPERTY TO HIS DEVISEE, ANDREA PATRICK S. BURNETT, AS IS MORE FULLY PRESERVED IN PROBATE FILE 1993-ES-23-01207 AND IN THE DEED OF DISTRIBUTION DATED APRIL 29, 1996, AND RECORDED APRIL 30, 1996, IN BOOK 1640 AT PAGE 1295 IN SAID RECORDS. The total judgment debt set forth in the Order is $45,987.12.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 6.375%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Bidding will not remain open after the sale.

Additional Terms of sale: In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.
Attention is drawn to the Court Order on file with the Clerk of Court for Greenville County. The terms and conditions of the actual Court Order, to the extent of any inconsistencies, control over any terms or conditions contained in the Notice of Sale.
