I will sell at public auction to highest bidder at County Court House on 01/05/2026 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land situate lying and being in the State of South Carolina, County of Greenville, being shown and designated as Lot 57 on revised plat of Martin's Grove, Inc., prepared by Carolina Engineering & Surveying, Inc., dated May 4, 1990 and recorded in Plat Book 17-Y at Page 55; said property being more particularly described on a plat prepared for Rodney Burts by Plumblee Surveying dated September 29, 1999 and recorded in the Office of the ROD for Greenville County in Plat Book 41-B at Page 41; reference being made to said latter plat for a more complete and accurate description; all measurements being a little more or less. This being the same property conveyed to Roy L. Rosemond and Shirley J. Rosemond by deed of Steven W. Stromberg dated July 8, 2009, recorded on August 26, 2009, in Deed Book 2361, Page 1459, records of Greenville County, South Carolina. This also being the same property conveyed by Deed of Distribution from the Estate of Roy Lee Rosemond, 2013-ES-23-02103, to Shirley J. Rosemond (1/2), LaRhonda Rosemond (1/4), and Sharmaine Rosemond (1/4), dated January 27, 2015, and recorded February 3, 2015, in Deed Book 2459, Page 1089, records of Greenville County, South Carolina. This also being the same property conveyed by Deed of Distribution from the Estate of Shirley Jean Rosemond, 2017-ES-23-02526, to Sharmaine Lynette Rosemond (3/8) and LaRhonda Faye Rosemond (3/8), dated October 26, 2018, and recorded October 30, 2018, in Deed Book 2551, Page 1004, records of Greenville County, South Carolina. Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
