I will sell at public auction to highest bidder at County Court House on 04/01/2024 at 11:00 a.m. the following property: ALL THAT CERTAIN PIECE, PARCEL OR LOT OF LAND LYING AND BEING IN THE STATE OF SOUTH CAROLINA, COUNTY OF GREENVILLE, SHOWN AS LOT 198 ON PLAT ENTITLED ROCKVALE, SECTION TWO, RECORDED IN PLAT BOOK QQ, PAGE 109 AND HAVING SUCH COURSES AND DISTANCES AS WILL APPEAR BY REFERENCE TO SAID PLAT. THIS IS THE SAME PROPERTY CONVEYED TO JOHN L. LEWIS BY DEED OF ELOISE P. HUNTER AND LANDRUS EDWARD HUNTER JR RECORDED NOVEMBER 29, 1989 IN DEED BOOK 1345 AT PAGE 512. SUBSEQUENTLY, JOHN L. LEWIS PASSED AWAY, LEAVING THE SUBJECT PROPERTY TO HIS HEIRS OR DEVISEES. TMS map: WG06020124700

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 6.76%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Terms of sale: Neither the Plaintiff no its counsel make representations as to the integrity of the title or the fair market value of the property offered for sale. Prior to bidding, you may wish to review the current state law or seek the advice of any attorney licensed in South Carolina. In the event an agent of the Plaintiff does not appear at the time of sale. The within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.

Attention is drawn to the Court Order on file with the Clerk of Court for Greenville County. The terms and conditions of the actual Court Order, to the extent of any inconsistencies, control over any terms or conditions contained in the Notice of Sale.
