I will sell at public auction to highest bidder at County Court House on 07/01/2024 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Greenville, on the western side of Vesper Circle, being known and designated as Lot No. 22 on plat of Sunset Heights Subdivision, Section 2, recorded in the RMC Office for Greenville County in Plat Book RR at Page 85, and being more recently shown on plat of Survey prepared for Louis Paul and Rosa Lee Anderson by T. H. Walker, Jr., RLS, recorded in Plat Book 27-I at Page 41, reference to which is hereby made for the complete metes and bounds description. This being the same property conveyed to Rosa Lee Anderson, Lewis Spencer Anderson, Anthony Keith Anderson, Candi Anderson, and Tony Anderson by deed of Deed of Distribution of the Estate of Louis Paul Anderson dated May 23, 2017 and recorded May 24, 2017 in the Office of the Register of Deed for Greenville in Deed Book 2513 at Page 1584.TMS map: M008.01-01-055.00

The total judgment debt set forth in the Order is $62,820.19.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: None

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 9.75%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
