I will sell at public auction to highest bidder at County Court House on 07/01/2024 at 11:00 a.m. the following property: ALL THAT CERTAIN PIECE, PARCEL OR LOT OF LAND, TOGETHER WITH ALL IMPROVEMENTS THEREON, LYING AND BEING SITUATE IN THE STATE OF SOUTH CAROLINA, COUNTY OF GREENVILLE, BEING KNOWN AND DESIGNATED AS LOT NO. 63 OF EDWARDS FOREST HEIGHTS AS SHOWN ON PLAT RECORDED IN PLAT BOOK 12-F AT PAGE 8, RECORDS OF THE REGISTER OF DEEDS FOR GREENVILLE COUNTY, SOUTH CAROLINA. THIS BEING THE SAME PROPERTY CONVEYED TO ALBERT F. TRENTHAM AND FRANCES R. TRENTHAM BY DEED OF ROBERT J. SEITER AND LINNEA M. SEITER DATED MAY 15, 1992, AND RECORDED MAY 18, 1992, IN BOOK 1474 AT PAGE 268 IN THE OFFICE OF THE REGISTER OF DEEDS FOR GREENVILLE COUNTY, SOUTH CAROLINA. THEREAFTER, ALBERT F. TRENTHAM AND FRANCES R. TRENTHAM CONVEYED THE SUBJECT PROPERTY TO ALBERT F. TRENTHAM AND FRANCES R. TRENTHAM, AS JOINT TENANTS WITH RIGHT OF SURVIVORSHIP, BY QUIT-CLAIM DEED DATED MARCH 14, 2008, AND RECORDED MARCH 24, 2008, IN BOOK 2317 AT PAGE 1088 IN SAID RECORDS. SUBSEQUENTLY, ALBERT FELTON TRENTHAM PASSED AWAY ON DECEMBER 19, 2008, VESTING TITLE TO THE SUBJECT PROPERTY IN THE SURVIVING JOINT TENANT, FRANCES R. TRENTHAM. THEREAFTER, FRANCES R. TRENTHAM CONVEYED THE SUBJECT PROPERTY TO FRANCES R. TRENTHAM AND DORIS ANN TRENTHAM, AS JOINT TENANTS WITH RIGHT OF SURVIVORSHIP, BY QUITCLAIM DEED DATED AUGUST 5, 2009, AND RECORDED AUGUST 11, 2009, IN BOOK 2360 AT PAGE 4010 IN SAID RECORDS. SUBSEQUENTLY, DORIS ANN TRENTHAM CONVEYED HER INTEREST IN THE SUBJECT PROPERTY TO FRANCES R. TRENTHAM BY QUITCLAIM DEED DATED NOVEMBER 10, 2009, AND RECORDED NOVEMBER 13, 2009, IN BOOK 2364 AT PAGE 4301 IN SAID RECORDS. TMS map: T029050106300

The total judgment debt set forth in the Order is $75,214.33.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: None

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 8.550%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements:

Bidding will not remain open after the sale.

Terms of sale - cash; purchaser to pay for deed and stamps.

Additional Terms of sale: In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.

Attention is drawn to the Court Order on file with the Clerk of Court for Greenville County. The terms and conditions of the actual Court Order, to the extent of any inconsistencies, control over any terms or conditions contained in the Notice of Sale.
