I will sell at public auction to highest bidder at County Court House on 10/02/2023 at 11:00 a.m. the following property: ALL THAT CERTAIN piece, parcel or lot of land in the County of Greenville, State of South Carolina, situate on the west side of Fleetwood Drive, being known and designated as Lot 7 on plat of property of Magnolia Acres, which plat is recorded in the Office of the Register of Deeds for Greenville County, South Carolina, in Plat Book GG at Page 133, and having, according to said plat, the following metes and bounds, to-wit: BEGINNING at an iron pin on the west side of Fleetwood Drive at the joint corner of Lots 6 and 7 an runs thence along the line of Lot 6, S. 68-05 W. 161.6 feet to an iron pin; thence N. 56-00 W. 140.4 feet to an iron pin; thence N. 34-22 E. 80 feet to an iron pin; thence along the line of Lot 8, S. 84-52 E. 215.8 feet to an iron pin on the west side of Fleetwood Drive; thence with the curve of Fleetwood Drive (the chord being S. 5-26 E. 65 feet) to the beginning corner. BEING the parcel of land conveyed to Brent O. E. Clinkscale from the Estate of Bobbie Jo Mattison Clinkscale by the probate of Estate No. 96ES2301271 and by that certain Deed of Distribution dated August 14, 1997 and recorded August 15, 1997 in Deed Book 1709 at Page 150, in the Office of the Register of Deeds for Greenville County, South Carolina. TMS map: 0389.00-01-007.00

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

Pursuant to Section 2410(c), Title 28, United States Code, the Defendant United States of America has a right to redeem the subject property within 120 days after the date of the foreclosure sale.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: None

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 6.75%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
