I will sell at public auction to highest bidder at County Court House on 10/02/2023 at 11:00 a.m. the following property: ALL that certain piece, parcel or lot of land situate, lying and being in the County of Greenville, State of South Carolina, being shown and designated as Lot No. 13A, The Townhomes at The Grove on a plat thereof prepared by Freeland & Associates, Inc., dated December 17, 2000 and recorded in Plat Book 44-B at Page 1 in the ROD Office for Greenville County, South Carolina. Reference is hereby made to said plat of record for a more complete and accurate description as to the metes and bounds, courses and distances as appear thereon. Being the same property conveyed Stephanie P. King by deed of Steven J. Miller, dated September 25, 2017 and recorded September 28, 2017 in Deed Book 2522 at Page 2243. TMS map: M014030106201

The total judgment debt set forth in the Order is $119,969.86.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.
This property will be sold subject to the following mortgage(s)/ senior encumbrances: None
The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 3.75%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
Additional Bidder Requirements: Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order.
Bidding will not remain open after the sale.
