Greenville Township, and Ward No. 1, of the City of Greenville at the intersection of James Street and Rutherford Street, and being known and designated as Lot No. 4, according to plat prepared by Campbell & Clarkson Surveyors, Inc., dated April 27, 1977, reference to which is hereby made for a more complete and accurate description, and according to said plat being more fully described as follows, to-wit: BEGINNING on an iron pin at the intersection of Rutherford Street and James Street; running thence along Rutherford Street S 03-26W 179.3 feet to an iron pin; thence along common line of Lot Nos. 4 and 5 S 85-46W 66.2 feet to an iron pin; thence along common line of Lot Nos. 3 and 4 N 01-48W 177.2 feet to an iron pin on James Street; thence along James Street N 85-00E 82.6 feet to point of BEGINNING, and being bounded on the North by James Street; bounded on the East by Rutherford Street; bounded on the South by Lot No. 5; bounded on the West by Lot No. 3. LESS AND EXCEPT that portion of property conveyed to South Carolina Department of Transportation Recorded on 03/30/2000 in Deed Book 1906 at Page 474 in the Office of the Register of Deeds for Greenville County, South Carolina. This being the same property conveyed to Bellissimo Holdings, LLC by deed of Timothy Paul Kearns dated November 24, 2020 and recorded on November 24, 2020 in Book 2609 at Page 5628 in the Register of Deeds Office for Greenville County, South Carolina. The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 4.5%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
