I will sell at public auction to highest bidder at County Court House on 11/06/2023 at 11:00 a.m. the following property: All that piece, parcel or lot of land with all improvements thereon or hereafter constructed thereon situate, lying and being in the County of Greenville, State of South Carolina, being shown and designated as Lot No. 7 on plat of Emerald Oaks recorded in the ROD Office for Greenville County in Plat Book 24-I at Page 21, and on a more recent survey dated April 20, 2000, prepared by Charles R. Hudson, recorded in Plat Book 42-E at Page 50, and having such metes and bounds as shown thereon. This being the same property conveyed unto Jennifer D. Girard by deed from Joseph Lysek, Sr. and Michele Lysek, dated December 8, 2014 and recorded December 10, 2014 in Deed Book 2456 at Page 2247 in the Register of Deeds Office for Greenville County, State of South Carolina.TMS map: 0546.03-01-007.00

The total judgment debt set forth in the Order is $167,431.04.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: The United States of America, acting by and through its agent, the Secretary of Housing and Urban Development by virtue of that certain Junior Mortgage Lien found of record in Book 5697 at Page 563, Greenville County Register of Deeds Office.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 3.875%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
