I will sell at public auction to highest bidder at County Court House on 12/04/2023 at 11:00 a.m. the following property: All that lot of land situate on the Southwestern side of Parkdale Drive in the County of Greenville, State of South Carolina, and being shown as Lot No. 20 on Plat of Parkdale Subdivision, dated June 1960, prepared by Dalton & Neves, recorded in Plat Book RR at Page 55 in the R.M.C. Office for Greenville County, and having according to a more recent plat prepared by Freeland-Clinkscales & Associates, Inc dated June 27, 1986, and recorded in the R.M.C. Office for Greenville County in Plat Book 12-X at Page 4, the following metes and bounds, to-wit: Beginning at an iron pin on the Southwestern side of Parkdale Drive at the joint front corner of Lot 20 and Lot 21; running thence with the joint line of said Lots S. 62-03 W., 165.0 feet to an iron pin; thence N. 27-57 W., 100.0 feet to an iron pin; thence N. 62-03 E., 165.0 feet to an iron pin on the Southwestern side of Parkdale Drive; running thence with the said side of drive N. 27957 E., 100.0 feet, the point of beginning. Being the same property conveyed unto Robert Goforth and Jeannie R. Goforth by deed from James W. Fox and Melissa P. Fox, dated June 30, 1986 and recorded July 1, 1986 in Deed Book 1269 at Page 938. Thereafter, Robert Goforth died intestate on February 2, 1996, leaving the subject property to his heirs at law, namely, Jeannie R. Goforth by Deed of Distribution dated May 19, 1997 and recorded May 19, 1997 in Deed Book 1690 at Page 526; said Deed of Distribution was corrected to convey the subject property unto Jeannie R. Goforth and Amanda Jeannine Goforth by Corrective Deed of Distribution recorded June 4, 1997 in Deed Book 1694 at Page 440. Thereafter, Jeannie Marie Goforth aka Jeannie R. Goforth died intestate on June 15, 2014, leaving the subject property to her heir at law, namely, Amanda J. Goforth by Deed of Distribution dated June 30, 2015 and recorded July 1, 2015 in Deed Book 2468 at Page 2277 in the ROD Office for Greenville County, South Carolina. TMS map: B004.05-01-042.00

The total judgment debt set forth in the Order is $120,637.15.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: None

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 5.0790%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements: Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order.

Bidding will not remain open after the sale.
