I will sell at public auction to highest bidder at County Court House on 11/06/2023 at 11:00 a.m. the following property: ALL THAT piece, parcel or lot of land in the County of Greenville, State of South Carolina near the City of Greenville on the eastern side of Cahu Drive and being known and designated as part of Lot No. 12 of the property of Clyde Dill, as shown on plat thereof recorded in the ROD Office for Greenville County in Plat Book NN at Page 192. Reference is hereby made to said plat for a more detailed metes and bounds description hereof. THIS BEING the same property conveyed unto Shirley C. Lemons by virtue of a Deed from Joe E. Shurburtt dated December 21, 1961 and recorded January 20, 1962 in Book 690 at Page 519 in the Office of the Register of Deeds for Greenville County, South Carolina. THEREAFTER, Shirley C. Lemons conveyed the subject property unto Jack W Lemons by virtue of a Deed dated March 7, 1977 and recorded March 8, 1977 in Book 1052 at Page 277 in the Office of the Register of Deeds for Greenville County, South Carolina. THEREAFTER, Jack W. Lemons and Shirley C. Lemons conveyed the subject property unto Jack W. Lemons and Shirley C. Lemons, as joint tenants with right of survivorship, by virtue of a Warranty Deed dated May 13, 2004 and recorded May 17, 2004 in Book 2088 at Page 1948 in the Office of the Register of Deeds for Greenville County, South Carolina. TMS map: P016.02-01-105.00

The total judgment debt set forth in the Order is $179,282.47.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 2.250%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
