I will sell at public auction to highest bidder at County Court House on 10/02/2023 at 11:00 a.m. the following property: All that certain piece, parcel, or lot of land, situate, lying and being in the County of Greenville, State of South Carolina, known as Lot No. 18 of Ed P. Hunt Property as shown on plat entitled "Closing Survey for Paul McDaniels, Jr. and Karen V. McDaniels" by Wooten Surveying Co., dated March 22, 1995 and recorded in the RMC Office for Greenville County, South Carolina in Plat Book 29-U at Page 53, reference being made hereto to said plat for the exact metes and bounds thereof. This being the same property conveyed to Paul McDaniels, Jr. and Karen V. McDaniels by deed of James T. Ashe and Patricia A. Ashe dated March 24, 1995 and recorded March 28, 1995 in Book 1607 at Page 925 in the Office of the Clerk of Court/Register of Deeds for Greenville County. Subsequently, Paul McDaniels, Jr. a/k/a Paul McDaniels a/k/a Paul McDaniel, Jr. died testate on August 6, 2020, leaving the subject property to his devisees, namely Karen V. McDaniels a/k/a Karen Victoria McDaniels a/k/a Karen Victoria Smith McDaniels a/k/a Karen Smith McDaniel, Matthew Bailee McDaniels a/k/a Matthew B. McDaniels, and Zoe Elise McDaniels a/k/a Zoe E. McDaniels, as shown in Probate Estate Matter Number 2020-ES-23-01787. TMS map: 0640.01-01-038.00

The total judgment debt set forth in the Order is $83,532.07.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 6.000%.
Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
