I will sell at public auction to highest bidder at County Court House on 08/05/2024 at 11:00 a.m. the following property: ALL THAT CERTAIN PIECE, PARCEL OR LOT OF LAND SITUATE, LYING AND BEING IN THE STATE OF SOUTH CAROLINA, COUNTY OF GREENVILLE, BEING SHOWN ON A SURVEY ENTITLED "MIKE M. ROBERTS, JR." PREPARED BY NU-SOUTH SURVEYING, INC., EARL B. O'BRIEN, RLS #10755, DATED MARCH 9, 1995, AND RECORDED IN THE ROD OFFICE FOR GREENVILLE COUNTY, SOUTH CAROLINA, IN PLAT BOOK 29-U, PAGE 34, REFERENCE BEING MADE TO SAID PLAT FOR A METES AND BOUNDS DESCRIPTION THEREOF. THIS BEING THE SAME PROPERTY CONVEYED TO JACQUELINE D.A. LEWIS BY DEED OF HOLLY B. WELLBORN DATED AND RECORDED ON JUNE 30, 2010, IN DEED BOOK 2374 AT PAGE 3497 OF GREENVILLE COUNTY RECORDS. SUBSEQUENTLY, JACQUELINE D. A. LEWIS CONVEYED THE SUBJECT PROPERTY TO JACQUELINE D. A. LEWIS AND DAVID L. RIGGS, AS JOINT TENANTS WITH RIGHT OF SURVIVORSHIP, BY DEED DATED AND RECORDED AUGUST 9, 2011 IN DEED BOOK 2392 AT PAGE 2524. SUBSEQUENTLY, JACQUELINE D. A. LEWIS PASSED AWAY, THERBY VESTING FULLY LEGAL TITLE IN DAVID L. RIGGS, THE SURVIVING JOINT TENANT. SUBSEQUENTLY, DAVID L. RIGGS PASSED AWAY, LEAVING THE SUBJECT PROPERTY TO HIS HEIRS OR DEVISEES.TMS map: 0616020105000

The total judgment debt set forth in the Order is $72,261.86.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 5.250%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Bidding will not remain open after the sale.

Terms of sale - cash; purchaser to pay for deed and stamps.

Additional Terms of sale: Neither the Plaintiff no its counsel make representations as to the integrity of the title or the fair market value of the property offered for sale. Prior to bidding, you may wish to review the current state law or seek the advice of any attorney licensed in South Carolina. In the event an agent of the Plaintiff does not appear at the time of sale. The within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.

Attention is drawn to the Court Order on file with the Clerk of Court for Greenville County. The terms and conditions of the actual Court Order, to the extent of any inconsistencies, control over any terms or conditions contained in the Notice of Sale.
