I will sell at public auction to highest bidder at County Court House on 08/05/2024 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land, with improvements thereon, situate, lying and being in the State of South Carolina, County of Greenville designated as Lot No. 165, Section 2, on plat of Oak Crest Subdivision, recorded in Plat Book "GG" at Page 131 of the RMC Office for Greenville County, South Carolina, said Lot having a frontage on the southeastern side of Maryland Avenue of 70 feet, a depth of 150 feet, and a rear width of 70 feet. Being the same property conveyed unto Joyce M. Brown and Donald Leroy Brown by deed from Lloyd W. Gilstrap, dated March 13, 1981 and recorded March 13, 1981 in Deed Book 1144 at Page 306; thereafter, Donald L. Brown aka Donald Leroy Brown died testate on February 27, 2013, leaving his interest in the Property to his devisee, Joyce A. Brown, by Deed of Distribution dated June 10, 2014 and recorded August 28, 2014 in Deed Book 2450 at Page 3263 in the ROD Office for Greenville County, South Carolina; thereafter, Joyce Brown aka Joyce A. Brown aka Joyce M. Brown passed intestate on August 2, 2021, leaving the Property to her heirs at law, namely, Donna Stanfield and Steven G. Brown aka Steven G. Brown, Sr., as is more fully preserved in the Probate Records for Greenville County, in Case No.: 2022-ES-23-02173; thereafter, upon information and belief, Donna Stanfield aka Donna Lynn Brown Stanfield passed on August 19, 2021 leaving the Property to her heirs, namely Destiny Goins and Jennifer Stanfield. The total judgment debt set forth in the Order is $50,251.06.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: none

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 3.75%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements: Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order.
