I will sell at public auction to highest bidder at County Court House on 10/02/2023 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land situate, lying and being in the County of Greenville, State of South Carolina, located on Bowater Pass, being shown and designated as 5.0 acres, more or less, on a plat for Randall R. Pruitt, dated April 25, 2005, prepared by T.H. Walker, Jr., RLS, recorded in the ROD Office for Greenville County in Plat Book 49-U at Page 92. Reference is hereby made to said plat for a more detailed metes and bounds description thereof. Also, a twenty-five foot easement for ingress and egress from Hillside Church Road as shown on the above-referenced plat and an undivided interest in the right-of-way as originally granted in Deed Book 1410, Page 569. Includes a 1998 Silk Mobile Home, Serial No. SHAL05394A&B permanently affixed to the real property. DERIVATION: This being the same property conveyed to Jody Hudson by Deed of Wells Fargo Bank, National Association dated December 1, 2014, recorded March 9, 2015, in Deed Book 2461 at Page 530, and re-recorded July 30, 2015, in Deed Book 2470, Page 1772, in the Register of Deeds Office for Greenville County, South Carolina. This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: None

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 5.25%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.

Additional Bidder Requirements:

Bidding will not remain open after the sale.

Terms of sale - cash; purchaser to pay for deed and stamps.

Additional Terms of sale: If Plaintiff or its representative does not appear at the scheduled sale of the above-described property, then the sale of the property will be null, void and of no force and effect. In such event, the sale will be rescheduled for the next available sales day.

Attention is drawn to the Court Order on file with the Clerk of Court for Greenville County. The terms and conditions of the actual Court Order, to the extent of any inconsistencies, control over any terms or conditions contained in the Notice of Sale.
