I will sell at public auction to highest bidder at County Court House on 03/04/2024 at 11:00 a.m. the following property: All that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Greenville, being shown and designated as Lot 137 of Twin Creeks, Phase II, Sheet 1 and 2, on plat thereof, prepared by Landmark Surveying, Inc., dated February 12, 2007 and recorded March 22, 2007 in the ROD Office for Greenville County, SC in Plat Book 1034 at Page 19 and 20, and more recently shown on plat prepared by Landmark Surveying, Inc., entitled, “Closing Survey for Sarah Wasserman”, dated October 8, 2012 and recorded in the ROD Office for Greenville County, SC in Plat Book 1145 at Page 61. Reference is made to plat for a more complete and accurate description. This being the same property conveyed to Darren Eugene Cooke by deed of Sarah E. Wasserman, dated March 31, 2021 and recorded April 1, 2021 in the Office of the Register of Deeds for Greenville County in Book 2620 at Page 2538.TMS map: 0550-24-01-166-00

The total judgment debt set forth in the Order is $256,142.32.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 3.00%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
