I will sell at public auction to highest bidder at County Court House on 12/04/2023 at 11:00 a.m. the following property: All that certain piece parcel or lot of land on the northern side of McCrary Street, in the County of Greenville, State of South Carolina, being designated as Lot No. 60, on a plat prepared by Site Design, Inc. and being shown as “Property of Charles T. and Jo Ann Farrow” and recorded in the RMC Office for Greenville County in Plat Book 25E at Page 26 on June 16, 1993. Reference is hereby craved to said plat for a more accurate metes and bounds description thereof. This being the same property conveyed to Charles T. Farrow and JoAnn Farrow herein by deed of Neighborhood Housing Corporation of Greenville, Inc. dated June 15, 1993 and recorded June 16, 1993 in the Register of Deeds Office in Deed Book 1518 at Page 747. Subsequently, JoAnn Farrow died (Estate File 08ES2300091) intestate conveying her interest to Charles T. Farrow and Diane B. Farrow herein by Deed of Distribution recorded in Deed Book 2354 at Page 4411. Also, being the same property conveyed to Diane B. Farrow by Deed of Distribution from the Estate of Charles Terry Farrow (DOD: 12/25/2007; Estate File 2008ES2300092) dated March 18, 2009 and recorded in the Office of the Register of Deeds for Greenville County in Deed Book 2354 at Page 4413 on March 19, 2009.TMS map: 0155.00-11-010.00

The total judgment debt set forth in the Order is $21,387.19.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: Mortgage of Greenville County Redevelopment Authority recorded in Book MO 5146, Page 1519

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 0.00%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
