I will sell at public auction to highest bidder at County Court House on 08/05/2024 at 11:00 a.m. the following property: ALL THAT CERTAIN piece, parcel or lot of land with all improvements thereon situate, lying and being in the State of South Carolina, County of Greenville, being known and designated as Lot No 7 as shown on plat entitled "Survey for Edward H Rekau and Kimberly A Rekau" dated March 1993 and recorded in the Office of the Register of Deeds for Greenville County in Plat book 24-L at Page 43, reference being made to said plat for a more complete metes and bounds description. THIS BEING the same property conveyed unto George W. Talley by virtue of a Deed from Bernard Durham and Monica K Durham dated January 15, 1998 and recorded January 20, 1998 in Book 1739 at Page 187 in the Office of the Register of Deeds for Greenville County, South Carolina.TMS map: M013.02-01-001.06

The total judgment debt set forth in the Order is $288,969.16.

This property will be sold subject to any past due or accruing Property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

This property will be sold subject to the following mortgage(s)/ senior encumbrances: None

The successful bidder must pay interim interest from the date of the Sale through date of compliance at the rate of 4.125%.

Each successful bidder other than plaintiff at time bid is accepted will be required to deposit with Master as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Master shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of former purchaser until obtaining full compliance with sale.
